From foundations to finish

We build extensions as a small team doing the work ourselves: groundworks, blockwork, roofing, render and finishes. That means fewer handovers between trades and one point of contact from start to finish.

How a job runs

  1. Site visit and plans. We come out, look at the house and the site, and go through your plans. If you don't have drawings yet, tell us what you're thinking and we can talk about next steps. You can also send us your plans for a price.
  2. Line-by-line quote. You get a detailed price that shows what's included, so you can compare it properly. We aim to have quotes back within 48 hours of having what we need.
  3. Foundations. Excavation, reinforcement and concrete to suit the ground and the design.
  4. Walls and roof. Blockwork or other wall build-up, then the roof, whether that's a flat roof, pitched slate or a zinc-clad dormer. Getting the house weathertight early protects the rest of the work.
  5. Insulation and airtightness. Insulation and airtightness detailing are built in as we go, especially where the new build meets the old house. That joint is where most cold spots and draughts come from.
  6. Finishes. Render outside, plaster inside, and rooflights, doors and windows fitted and sealed. The site is cleared at the end.

Stage payments

We work on stage payments tied to progress on site, so there's no big deposit up front. You pay for work as it's done.

Matching the old house

An extension should look like it belongs. On older houses and cottages that might mean render to match, natural slate, or a contrasting modern element such as zinc that sits well beside the original. We'll talk through options that suit the house and any planning conditions.

Planning and building regulations

Some smaller rear extensions are exempt from planning permission, but many aren't, and the rules have conditions. Check with Clare County Council or your designer before you commit. All work has to meet the Building Regulations, including the energy performance requirements for new work.

Other work we do with extensions

Many extension jobs come with other work on the house at the same time: a new roof, external wall insulation on the existing walls, or a wider retrofit. Doing it in one go usually saves money and disruption.
